Coordinate Meeting Times With Your Tenants–PROPERTY MANAGEMENT

What do you do, or what can you, when you need to access one of  your rental properties but are unable to coordinate meeting times with your Tenants?

There are times when you’re going to have get into your property to do repairs, inspections or any number of things for upkeep and your tenants are nowhere to be found, what can you do?

 

Or what about when you have to show the property to prospective tenants, or buyers and you just can’t get a hold of your current tenants?

 

Our suggestion is that you do it the correct way, the legal way, and post a “24 Hour Notice of Entry”. This document is a legal manuscript that tells the tenant/renter that in approximately 24 hours, you will be coming into the property to; List the reasons for entry.
Now you have to be very careful with the use of the 24 hour notice. What I mean by this is to not use it once a week or too often to gain entrance to your property.

Your Tenant is entitled to the peaceful use and enjoyment of the rental property. Something to keep in mind, if you are using the 24 hour notice to have repairs done, always accompany your workers into the property.  Also, it is always a best practice that if/when you enter a Tenant’s property, that you have someone accompany you. In our litigious world, this is for your own protection.

 

It is also always a good idea and best practice to try to contact your Tenant “one more time” before attempting to enter the property.

Also, be sure to document all the attempts you made to reach them or access the property.
You will be amazed at how quickly, when your Tenant receives their 24 Hour notice, they are miraculously available to meet you there!
In conclusion, If you can’t reach your tenant to gain access to the property–post a 24-Hour Notice of Entry–document all attempts to communicate with them and be sure that you accompany your workers when you/they go in.
