Things to Consider When Renting or Subletting Your Room

IMS Realty is committed to helping you get the price for your property. Property ownership, however temporary, is an important business move, and when handling any investment it is critical that all the details are overseen. Sometimes things slip through the cracks and situations can seem overwhelming. We’re here to help make this process as easy for you as possible. Here are some important things to keep in mind if you want to rent out a room or area of your residence and/or take in a long-term tenant.

  1. What good is an agent?

You might have an idea of a real estate agent as someone who works with the buying and selling of houses. While this is of course true, IMS (Las Vegas property management) is much more detailed than that. Real estate agents are in charge of keeping an eye on the property market, and while this generally corresponds to more permanent homes, there’s no harm in reaching out and inquiring as to company policy for renting or subleasing – you never know what short-term agreement could snowball into a long-term tenancy. Your agent will be there to guide you through every step of the way.

  1. Your target audience

When advertising that you have a room or rooms to let, you’ll need to keep your local community in mind. In a temporary position like this, your likely audience will be college students or young adults who have just graduated and moved out of their parents’ home for the first time. If your home is located near public transportation into bigger cities, this will be a huge selling point, as will the fact that you’re likely a more approachable person to discuss bills and other details with than a formal real estate agent, which will appeal to younger crowds who might be intimidated and inexperienced. Additionally, most tenants won’t be too picky about the size of their rooms or aesthetic value of the home, so you won’t have to stress over appearances. However…

  1. Keeping it clean

You’ll need to make sure your home seems livable, because even a temporary resident wants to feel welcomed and settled in. When prospective residents come look at your home, it’s important that any peeling paint is touched up, worn or broken furniture replaced, and the outside of the property looks neat. Even the most laid-back of residents will be turned off by a shoddy appearance. If you show that you care about your home, they’ll be more able to imagine themselves living there.

  1. Pets, Utilities, and Other Extras

If you own the property, you’ll be able to decide a policy on pets yourself. However, if you’re renting a home for a year and trying to sublet it for the summer, you’ll want to be sure to consult your landlord’s policies first. Same goes for cable and Internet usage – as well as water and electricity, these are all factors that will tie into the bill. These are kinds of the details an agent will be most useful for; indeed, the less glamorous side of Las Vegas property management is likely the most important part!
